Start Before You Contact a Valencia Community
Check the exact community before you call, sign up, visit, apply, reserve, or sign.
Do not ask which Valencia is best. Ask which rules, costs, homes, and duties fit the buyer.
This guide compares Valencia Del Mar and Valencia Sky. Both have current GL Homes pages, verified 55+ branding, and approved site routes.
Other Valencia communities stay out unless they pass the same status and route checks.
“Valencia” Is a Brand Family, Not One Legal Community
A shared name does not mean shared rules.
- Each community has its own location.
- Each may have different age and occupancy papers.
- Property types and plans can differ.
- HOA and district structures can differ.
- Amenities can have different owners, rules, fees, or opening dates.
- Taxes, insurance, flood facts, utilities, and maintenance duties can differ.
- Registration, agent participation, financing, contracts, inspections, and warranty papers can differ.
55+ Is a Short Label. The Rules in Writing Control.
Do not read “55+” as “everyone must be 55 or older.”
Federal law has rules for some 55+ housing. Those rules do not replace a community's own papers.
- Verify who must meet the age threshold.
- Verify rules for other permanent occupants.
- Verify guest, minor, rental, and resale rules.
- Verify association approval steps.
- Ask a Florida attorney about legal meaning when needed.
Do not call a community child-free, safer, quieter, or better because of age.
Compare Exact Location, Not Only the Marketing City Name
County, local rules, utilities, taxes, flood facts, and district lines can change the result.
- Valencia Del Mar: official sales address uses a Boynton Beach postal label in Palm Beach County. Verify exact municipal or unincorporated jurisdiction for the property.
- Valencia Sky: official sales address uses a Naples postal label in Collier County. Verify exact municipal or unincorporated jurisdiction for the property.
Do not assume two homes have the same taxes, insurance, utilities, flood facts, or district fees because the city name looks alike.
Current Sales Status Must Be Checked Today
Builder sales can change. A current builder page is better proof than an old brochure or resale ad.
- Valencia Del Mar: ACTIVE SALES — OFFICIAL CURRENT EVIDENCE. GL Homes shows open models, current office hours, and July 2026 community updates.
- Valencia Sky: ACTIVE SALES — OFFICIAL CURRENT EVIDENCE. GL Homes shows open models, current office hours, and 2026 updates.
Resale listings are not GL Homes builder homes. Check the seller before you treat a home as new builder stock.
Compare Property and Ownership Choices Separately
Two Valencia communities can share a brand name but offer different homes and owner duties.
- Verify the exact property type.
- Verify the collection, plan, elevation, and homesite.
- Verify what is standard and what costs extra.
- Verify whether a home is to be built, under construction, quick move-in, completed, or resale.
- Verify which maintenance duties belong to the owner or association.
Compare Amenity Status, Access, and Responsibility
An amenity list is not enough. Ask what is open now, planned, being built, or under other rules.
- Who owns and operates the amenity?
- Is it open now?
- Who may use it?
- Do guest rules apply?
- Are separate fees possible?
- Who pays for upkeep?
Do not rank a community by amenity count. Do not promise friends, fun, or programs that will never change.
HOA and District Charges Are Different
A community may have an HOA, another group, a district, or more than one layer.
- Read the declaration and current budget.
- Ask about master or sub-association duties.
- Verify whether the exact property is in a district.
- Review official district assessments and debt records.
- Ask about approved or proposed special assessments.
Do not rank a community by the lowest fee. Fees can change, and the exact home can change who pays.
Compare Taxes, Insurance, Flood, and Utilities One Item at a Time
The same home price does not mean the same monthly cost.
- Property-tax estimate and reassessment after purchase
- Homestead assumptions
- Non-ad valorem charges
- Homeowners and flood insurance
- Wind and hurricane deductibles
- Flood and evacuation information
- Water, sewer, irrigation, electric, trash, and communications
Use quotes and public records for the exact home. Do not assume one Valencia has lower taxes, insurance, or flood risk.
Builder Inventory and Resale Are Different Transactions
The same community can have builder sales and owner resales at the same time.
- Builder-owned new home
- Quick move-in home
- To-be-built home
- Completed but unsold home
- Owner resale
Sign-up rules, agent rules, pay, contracts, deposits, loans, checks, title work, and warranty rights may differ.
Verify Registration and Buyer Representation Before Contact
Contact Roland before you call, sign up, or visit any GL Homes Valencia community.
- Online inquiry
- Phone or chat contact
- Event registration
- Model or sales-center visit
- Agent registration
- Agent attendance
- Outside-agent participation
- Compensation confirmation
Builder staff work for GL Homes. A buyer's agent has a separate role. Rules can vary, and adding an agent later is not promised.
Compare the Full Financing Picture
A credit or rate offer is only one part of the full cost.
- Home price and premiums
- Options
- Builder or lender credits
- Rate, APR, and points
- Temporary and permanent payment
- Cash to close
- HOA and district charges
- Taxes and insurance
Ask: Is this only a payment the lender allows, or is it a payment that is healthy for my life?
Contracts and Deposits May Differ
Do not assume all Valencia communities use the same contract or deposit plan.
- Purchase agreement and addenda
- Deposit schedule
- Financing and appraisal terms
- Delay clauses
- Inspection rules
- Closing notices
- Warranty documents
Ask a Florida attorney to explain rights, dates, or key differences before you sign.
Inspection and Warranty Rules Need Their Own Review
A shared brand does not mean shared access, repair, or warranty rules.
- Inspection stages
- Site access
- Pre-drywall access
- Pre-closing inspection
- Orientation and final walk-through
- Repair process
- Warranty provider and scope
- Claim process
- Resale transfer rules
Do not rank build quality or warranty terms without the exact papers.

Hypothetical Example: Compare Two Valencia Communities Without Picking a Winner
Example only. No current price or cost is quoted.
A buyer compares two checked Valencia communities.
- The buyer checks each exact location and current sales status.
- The buyer separates builder inventory from resale homes.
- The buyer reads the age and occupancy papers for each community.
- The buyer compares the exact property type, plan, homesite, HOA, and district records.
- The buyer gets property-specific tax, insurance, flood, and utility information.
- The buyer verifies registration, agent participation, compensation, financing, contract, inspection, and warranty terms.
The buyer does not choose by the Valencia name alone. This example does not say which one the buyer picks.
Aha Moment: Shared Brand, Different Rulebook
“Valencia” is a shared brand name, not a shared rulebook.
Each community can have different age rules, homes, costs, groups, districts, amenities, contracts, checks, and warranty papers.
Change your method: compare the exact documents and property facts for each community before deciding what fits.
